Hold your Open House on a Sunday or Saturday afternoon. Sunday's are better and 2 - 5 PM is the best time.
Check the calendar and make sure your Open House is not competing with football playoffs, or the World Series.
Make sure you have Real estate forms in case someone wants to buy your home.

| You might get lucky and find a buyer, but the main objective of the Open House is to inform your neighbors and enlist them in your sales campaign.
Some visitors to your neighbor's home will ask about your "For Sale by Owner" sign. Make sure the neighbor can quote your asking price and describe your house.

Be prepared to discuss local schools.
Consider purchasing a Neighborhood report (under $30 at several web sites). These reports cover school quality, parks, shopping, fire protection and other security.
With a little Google work, much of this neighborhood information can be found free on the Internet. |
Every guest should leave with an 8 1/2 X 11 inch advertising flyer.
Your flyer (and Internet Photo Tour if you have one) lets buyers "revisit" your home and gives you an advantage over other homes they might have visited
Make sure you have a Guest Book and get the name & address of every one who attends your open house |
